Our Role in New Construction

New construction is one of the most exciting and most misunderstood opportunities in design. An empty lot sounds like freedom, but without someone advocating for the human experience of a space from day one, that freedom quietly disappears.

Our work on a new construction project begins with a discovery and programming phase. A deep conversation about intended utilization, daily rhythms, and what you're building toward. What we learn in discovery are the makings of the design strategy which becomes the foundation of every technical conversation that follows with the Architect of Record, Engineer, and the General Contractor. We refer to these as design charrettes.

Before an Architect can produce permit-ready drawings, LAKAYNAN defines what the space is supposed to do. The spatial brief and design intent drawings we produce are translated into square footage, ceiling heights, window placement, and flow. When that brief is clear, the Architect's work is sharper and faster. Our design, finish, and material selections inform structural decisions such as: where natural light needs to land, which walls carry visual weight versus actual load, and where built-ins require framing coordination before drywall. We communicate in the language of drawings, which means our input doesn't get lost in translation between the design vision and the permit set.

By the time the Architect is producing construction documents, LAKAYNAN's specifications are already embedded in the coordination. Ceiling details, millwork conditions, specialty lighting layouts are all resolved in design, not discovered during construction. The result is a complete set of drawings that reflects the full vision of the project, not just its bones.

As the project moves into documentation, we develop full FF&E specifications. We coordinate and source every fixture, piece of furniture, and equipment selection through our trade relationships. We handle procurement and delivery coordination, which means the GC is never chasing down product lead times or waiting on spec sheets. 

On the construction side, our scope goes deeper than most design firms offer. We support scope and budget development, assist with permit coordination, and serve as a consistent point of contact keeping all parties aligned and moving in the same direction.

Throughout the build, we're on site. Scheduled site visits are part of how we work and how we maintain design intent is carried through. We act as your client representative, which means when a decision needs to be made in the field, someone who knows your vision is there to make it or escalate it appropriately. We maintain quality control so what was specified is what gets installed.

We close every project the same way we open it — with intention. Our final walk-through and project closeout process ensures that everything has been delivered to standard, that you understand how your space was built and how to care for it, and that the transition from construction site to home is complete.
